Mike’s Services to Buyers

  • Provide 7 days a week open and available communication to answer questions and advise the buyer as to any issue associated with the selection, purchase and closing of a home
  • Educate the buyer as to the entire process of purchasing a home
  • Discuss all of the “free” services I provide at no expense to the buyer
  • Determine the buyer’s goals for purchasing a home and the criteria that the buyer seeks when looking for a home including architectural style, location, schools, and special features desired or required
  • Explain the details of the purchase agreement, seller’s disclosure, and consumer handbook to the buyer
  • Educate the buyers as to my agency relationship and obligations to them as my client (including possible limited agency situations)
  • Discuss and explain the multiple listing system and all of the information available to me as the buyer’s agent
  • Assist in pre-qualifying the buyer to a purchase price range based upon the buyer’s income, debt, and desired new mortgage payment
  • Explain the different financing programs that might be viable to the buyer
  • Estimate the buyer’s costs associated with the purchase, inspection, and closing of a new home
  • Assist the buyer in securing financing and securing a qualified lender pre-approval letter for the purchase
  • Discuss the merit of requesting a home warranty for the home being purchased
  • Review all homes in the MLS that will meet the buyer’s requirements and educate the buyers as to my ability and intention to show any and all homes of interest to the buyers ---- no matter what company has the listing
  • Sign the buyer up for free “Mousetrak” email notification of new listings
  • Provide school reports to assist the buyer in evaluating different school systems
  • Regularly present Trendgraphix “trending” reports to show statistics and graphic representation of the markets changing conditions
  • Once the buyer finds a specific home or homes of interest, provide a comparative analysis with other existing and sold homes for the purpose of establishing a fair market value range
  • Review the past archive history associated with the home under consideration in order to learn about the home’s past sales history and the recent trend of price reductions that might provide guidance to the prospective buyer
  • Review the property taxes and other representations that are made regarding the prospective home for accuracy (semi taxes, exemptions, association fees, etc.)
  • Advise the buyer as to potential values of securing a limited warranty on the home
  • Provide a good faith estimate of buyer’s possible costs to purchase & close the transaction (including prepaid items like insurance and inspection fees)
  • Consult with the buyer on the purchase agreement’s “terms and conditions” relative to the buyer’s desired goals and taking into account the current market conditions that might impact a successful purchase of a property
  • Review the seller’s disclosure(s) for issues that might impact the purchase and closing of the home and see that the forms are appropriately executed and attached to the purchase agreement
  • Negotiate contracts to an acceptance by all parties and see that all documents are properly executed to assure their validity
  • Deliver earnest money deposit to listing broker within required “legal” timeframes
  • Review critical timetables with buyer regarding such activities as inspection responses, insurance commitments, application and approval of financing, establishing closing dates and times, changing utilities, etc…
  • Provide documents to buyer’s lender in order to facilitate the mortgage application, commitment and closing timeframes required
  • Assist the buyer by offering multiple “reputable” inspection companies and assist the buyer in negotiating any inspection issues around the purchase agreement’s time constraints
  • Secure and provide a copy of the covenants and restrictions associated with the home so that the buyer can respond in a timely fashion if an issue is discovered
  • Follow-up with the buyer to make sure that an insurance commitment is quickly secured
  • Review and provide a copy of the home’s survey to the buyer as soon as it is delivered by the Title company (review for issues, encroachments, flood plain)
  • Review title policy for possible issues, correct spelling of names, liens, etc. and then provide copy to buyer for review
  • Regularly follow-up with lender and title company to keep application, commitment, and closing “on track” based upon the contract’s terms
  • Assist the buyer in contacting utility companies in order to change service as of closing
  • Order limited home warranty if applicable to the purchase of the home
  • Secure the preliminary HUD closing statement and review with the buyer for clarity and correctness (advise buyer relative to guaranteed funds required to close the transaction
  • Coordinate the closing details with the buyer (where, when, what documents and funds to bring, etc.)
  • Complete a final walk-through of the home prior to closing if required or desired by buyer (especially if inspection issues have been resolved)
  • Attend the closing and answer any questions associated with the closing documents that are being executed
  • Make sure that buyer’s exemptions (mortgage, homestead, etc.) are being filed in an appropriate and timely manner
  • Create a closing file for the buyer of all purchase and closing documents and coordinate to final occupancy of the property
  • Celebrate the buyer’s new home purchase
